Purpose of preventive maintenance
Preventive maintenance helps establish whether the installed system remains accessible, physically serviceable and capable of performing its intended functions. The exact scope must be based on the approved system information, equipment instructions, site risk and applicable UAE requirements.
Technical inspection framework
- Sprinkler heads, valves, gauges, switches, pipework and supports
- Leakage, corrosion, obstruction, damage and unauthorized alterations
- Valve position and supervisory monitoring
- Controlled test-drain response, alarm signal and pump response where applicable
- Readings, defects, impairment management and restoration documentation
Planning the test
Before functional testing, the responsible parties should confirm the affected areas, expected cause-and-effect response, isolations, notifications and temporary impairment controls. Testing must avoid unintended agent discharge, uncontrolled plant shutdown or disruption to occupied areas.
Defect evaluation and corrective action
Observations should distinguish immediate impairment, functional defect, deterioration, documentation variance and recommended improvement. Repairs or replacement should use compatible components and be followed by appropriate restoration and verification.
Maintenance documentation
The report should identify assets and locations, test method, expected and observed results, readings where relevant, defects, actions completed, outstanding recommendations, limitations and confirmation that isolated functions were restored.
Important verification note
Inspection intervals, test percentages, discharge tests, pressure tests and component-replacement criteria are not universal. Kaizen must verify the contract, approved documentation, manufacturer instructions and applicable authority requirements before publishing frequencies or executing work.
